You have two steps available to you here, and you might be able to do both of them, you can at least do number 1.1) Given you already have the cost segregated on your building, assuming you had a good quality cost seg study that breaks out the different pieces of the roof, dispose of the old roof and take a loss on that old roof.

A Perfect nice 3/2/2 1400 sq ft per side is 575k , this one could be 365k if they accept my offer i sent last night) this rents for 1600 the perfect one rents for 1850-1900 but takes 6x the cash to get in breaking all the returns with cash flow going to 0 , Cash on cash going to 2.3%, and cap going to 6.7, overall a larger piece to manage.

@Daniel K Houck I have 2 kids and a wife and they don’t want to house hack either so I can relate to your post.The BP Money series interviews a bunch of people where Financial Independence is achieved through frugality, REI, and investing.The story is the same there-start young, make sacrifices before kids, rent out your bedroom in your apartment and sleep on a sofa and grow your own food and use K-cups twice and count each piece of toilet paper etc…and by your mid 30s you are free!
