Too fast to do everythign "right" and the interesting thing is, I was able to make some mistakes, do some capex, etc. and still be in the black because the multis tended to cash flow much better.

While this cohort is still quite young, the expectation is that only 60 percent of white Gen Zers will be married by 40 years old, while black Gen Zers might reach levels as low as 23 percent...........if they're not even sure about a commitment to marry, let alone purchasing a home...., they will become a renter forever, as in some cities only a dual-income family is possible to buy a house these days.

Once we do the clean-out process, we will rebuild our rent roll with qualified tenants at higher rental rates.We have started the interior upgrade package and here are a couple pics of what we have done such as painting the cabinets, modern hardware, new flooring, new black stove and refrig, new lighting and ceiling fans, etc.I projected in my numbers a rent premium of $50 to $75 on the upgraded units.

For those of you talking about Target gift cards, they are having a Black Friday sale...both in stores and online...where you can buy Target gift cards for 10% off between 6AM-noon.I have given Costco boxes of chocolate in the past...1 lb. box of truffles for $11 ;)...but I like the suggestion of a grocery gift card for a Thanksgiving turkey/Christmas ham.
