Hey there, it may be helpful to also have your client be pre-approved and get a loan estimate with one or two other lenders not affiliated with the builder, preferably lenders/mortgage brokers who you know will be reasonable, so that you can compare those estimates with what's offered by the builder's preferred lender.

Now, of course military status being protected is intended to prevent discrimination against military-affiliated people, but just like race is a protected class to protect minority races from discrimination, yet you still can't give preference to any particular race, I would interpret that the same way for military status (can't give preference for or against) in a state that protects it for fair housing purposes.I'm not a lawyer and this is not legal advice - just based on my understanding of (Ohio) fair housing.

I am hearing the firm I affiliate with will want (I know it is negotiable) 20% - 30% of the buying commission but if I refer myself, I would go from around 70% of the commission as the buying broker to around 25% as the referring broker.Please let me know if I am incorrect.
