I am looking at my first real "commercial" apartment building and like most things I'm starting off small... 6 unit building, I own a 4 plex, 3 duplexes and several SFH's, so I'm not totally new to the game, but all the previous properties I bought at deep deep discounts, all foreclosed, all cash deals, all in terrible awful shape, all are now rehabbed beautiful and cash flowing very well.So this leads me to this 6 plex, its in an area I already own duplexes, I finally this week contacted the owner, turns out he's ready to sell, hes owned the property since 1981 with his brother, his brother is 10 years older then he is and can't do any of the work anymore. so...

If Steve Jobs was a Landlord...The location would be secret, as would the name of the maintenance staff and suppliers.You would have no idea when an apartment became available until the last possible minute, though there'd be lots of speculation and rumor.Rents would be exorbitant and well above the prevailing market.No matter, because it would be spectacularly beautiful (in either black or white) and everyone of course would want in, signing a lease they didn't read and giving the landlord unimaginable rights over tenant privacy.Visitors would have to be approved by Apple.Want to move out early?

Thought that when I hand a card out with my property pic on it, which by the way I always do everywhere I go, that it might make it more appealing for a prospect to go to the professional website and take a further look see at my fantastic and beautiful properties(mine are better than everyone elses of course).
