I'm currently in San Diego and I'd like to start here so that I'm near my investment but I've also heard that its not a good place to invest so I'm in the process of verifying this and learning the pros and cons. 

@Jeff Kennedy SmartMove by TransUnion is a popular one, however it does require the tenant to have an email address and be able to verify their identify on the site so that may not work with some of your tenants.  

They sent my all information to the underwriters (bank statements, w-2, pay stubs, etc) and now the underwriters are currently verifying my employment.

Options being considered are the city assessment or most recent appraisal x local market rise since then.Does anyone have experience with this, particularly how tenacious they are about verifying what you put.

You need to verify ability to repay with full doc behind what is claimed on the 1003.  

AT&T will certainly pull title and verify that it is clear. 

What I recommend is doing research on top flippers in those areas, verify that they truly know what they're doing, and that they know how to make money.Then try to partner with them.

Simple fact is that virtually no where has had the historical ROI of a coastal So Cal financed buy n hold property over virtually any duration between 3 years and 50 years (verifiable fact).
