Rental Screening
I have a pretty low turnover on my rentals in California. About
every six months I have a vacancy at which time I run an ad in Craigslist
and hold an open house. I usually get back three or four applications
that I run free of charge. I give the people two days to get the apps back to me.
I choose the tenant based on credit and rental history without any set ratios
as the quality of applications varies from one neighborhood to the next. I call
the best candidate and then call the others to let them know that the home has
been rented. Could screening the applicants as a group cause any legal problems?
