Underwriters Employment Verification and Decision Concern
Good evening BP users, I have a underwriters employment question. My name is Carlos and I just recenlty achieved in getting my NJ real estate license. My broker is associated with "Movement Mortgage" and I decided to talk with them and use them to try to get my pre-approval to purchase my first property. They offer the "close in 7 days" deal, and get me a underwriters dissuasion before looking for having a property under contract which is the main reason why I choose them.
I have a about 10% down, good credit score and low debit to income. They have checked my credit which the mid was 690. They sent my all information to the underwriters (bank statements, w-2, pay stubs, etc) and now the underwriters are currently verifying my employment. It's been almost two weeks and the underwriters are still trying to get a written employment verification letter from one of my past employers which worries me. My question is how long does it take to get the underwriters approval or disapproval.
Another question is what if my past employer never send them a written letter, what could I do or what would happen?
Another concern I have is I have not had a stable job in the past 3 years. I've had 3 different employers but all in the same field, "Electrical Foreman". The only reason I've left was for "career advancement" and higher pay. And this year 2016 is my best year as far as my salary goes, including tons of OT. Would the underwriters consider this year as my income vs 2014-15?
I've asked my mortgage broker these questions and he just says to wait for the underwriters decision.
Thank you all in advance.
