In which the cost of the renovation is included in the mortgage.Has anyone ever used this mortgage and does it still produce the same effect as the normal BRRR strategy where you skip the refinancing stage?

I'm in the growth stage and I need leverage until I'm at the end of the Fannie Mae 5-10 rule (I'll keep going if they lift the rule or push it further). 

But, that isn't how it works and those houses are "staged", it's a *show*, a set up, play time, make believe, not reality.

You need to get to LOI stage.

I have been stuck in the "analysis paralysis" stage a couple times regarding real estate investment and this is the time I break the cycle! 

To answer your first question, there is no tax benefit to buying a late stage note vs early stage.  

You could also look at buying stage 0 of a new home subdivision with a home builder.

But I don't get any offers.My realtor suggested to hire a staging service for a couple of months.
