Mass market analysis is alright for a preliminary search to vet properties but scouring the market is arguably just as quick and effective once you get good at it.Knowing how to search on Zillow or Realtor is already going to discredit 90%+ of places, then a two second look at a listing will discredit another 90%+, meaning the cream of the crop will rise in a matter of minutes, regardless of how you're searching when you equip yourself with the right tools.Here's my beef with mass market: it's good but it misses things.

@Joe Rodriguez I’ve had good experiences with Coastway Credit Union (they were recently acquired and I think they have a new name now, but they still have the same people and a lot of local branches), BankNewport, BankRI, Webster Bank and Pawtucket Credit Union.In my experience the most important thing is to get at least two lenders competing with each other to give you the best rate; you’ll be amazed how they can shave off a little bit extra when they are trying to get your business and beat out a competitor.

If you attempt to narrow your tenant base to these types, you will limit your market and reduce the marketability of your rentals, everyone would like the cream of the crops of tenants, but your properties will have a lot to do with that.As to teaching your tenants, I agree that you need rules and at times carry a big stick, but pick you battles carefully.

I always leave a snack pack with microwave popcorn and a few chocolates, a few pieces of fresh fruit, some instant oatmeal, coffee, tea and cream.
