Joint use or a belief of ownership is not a qualifier.

Should i offer this as a joint venture?

It is likely that even the initial transaction may be a disqualified party transaction if you have existing joint ventures with this individual.  

To ensure I don't keep properties long, I wanted to get in touch with wholesalers who are interested in joint venturing, as others may have investors I cannot/will not reach.

If you think it's a solid opportunity, move forward with a full property inspection, and again, de-brief with your agent and firm up all associated repair costs before the inspection contingency expires...exit the deal if you need to, or stay the course.This is a joint effort lead entirely by your agent...very structured.

He then had the audacity to say that he's done everything I've ever asked him to do, which presented me a knee-slapping opportunity to launch into my kitchen light tirade, and a few other items that aren't as pressing, but still ridiculous.  

A divorce is bad enough legally but a girlfriend/boyfriend split with joint property and joint bills, etc, is something that would scare me.
