Buying real state in partnership with foreigners

Hi newbie here. 

I purchased my first investment property past July and is now rented, paying for it expenses and generating a couple hundred dollars each month. I told my buddy, who is in another country, about this and he immediately became interested, he has money laying around that he would like to invest. i haven been looking for information on how to buy real state (to later rent) in a partnership or LLC with a foreigner. The plan is to deposit enough money for a down payment in a bank a account and get a mortgage, I don't mind using my good credit for this. I cant find which business form to use in order to do this (LLs, S Corp, partnership), could somebody point if our plan is feasible? And which path to go?

My partner and I both have full time jobs and looking into this as a long run investment.
