After my team and I fixed and sold a fixer-upper my team and I want to use the proceedings to acquire a commercial property valued at $340,000 that generates a good NOI but I have no relationship with any of the banks nor credit unions here in the Phoenix valley.we have the 20% DP readyCan anyone recommend a bank or credit union who facilitates this types of commercial loans.Thanks in advance

I am actively looking to invest in Newark NJ with the BRRRR strategy, and like everyone knows to make a offer for a REO or short sale - witch is usually good to got a fixer upper - you need to have POF, and because my business strategy is to get a deal under contract and then look for a money partner i just don't have POFso i would like to ask you investors how are you getting POF to make a offer and get a deal UCappreciate your help Thanks everyone

The upper unit is fine, and no walls need to be opened.The electrician says it would costs around $8k to  put separate meters , panels and rewire upper and lower unit as needed.By separating the electric, by how much would it really increase the value of the two family?
