Is legislation friendly for investing there?

@Michael Greenberg As someone who also operates a Scottsdale STR and who attends countless attorney-led CE courses on the latest in STR legislation, etc., I've learned that if you abide by current laws, do not become a "party house" attracting large crowds that disturb your neighbors and cap your guest count at 6 (the limit in Scottsdale, which very few people realize), you have the best chance of operating without interference.

I want to buy real estate in the future, but I want to have a better understanding of not only the real estate market, but the impact that certain legislation's, policies, taxes, etc may have on the real estate market.

My guess (err, maybe educated guess) is that very financially secure folks are looking to cash in the opportunity zone tax legislation - since it's a really great tax deal for them (my understanding). 

There have been failed attempts at passing a state statute to set minimum standards or something akin to a tenants' bill of rights, including in the last legislative session, but no state statute has been passed yet. 

I'm also in the process of understanding the new legislation.

I'm hearing now a similar statute may be on the table statewide this next legislative session. 

Perhaps you fear irrelevancy, socialism, transgender people, sensible gun legislation?
