first of all, thank you for your reply and i really appreciate the acknowledgement from other investor as i keep second guessing myself in this deali think what freaked me out a bit was when i found out about the 3rd floor exterior siding and it's rather difficult to find contractor who work with scaffolding yet not break a bank, i eventually found a contract who i worked with in the past that can do it, but this event kinda make to second guess my decision 

And if real estate trends exactly how it has been over decades,  Then it will eventually grow its on slow and steady equity. 

Eventually I'll need to remodel the house so I'd love to get a referral to some solid help in that area! 

While I want to build a pocket neighborhood eventually, I have to admit I'm too swamped in my other investing work to even consider that right now. :)

Looking to potentially sell or 1031 that eventually.

Those developers pray long enough while building out the building that the tenant will open and they can sell it off before taking a bath on it.The small to medium franchisees eventually if the have trouble get bought out by a Private Equity group that runs them like sh*t and makes their money back and sucks any remaining profit dry before they close or ask landlord for rent reduction.That's what 20 years experience teaches you versus buyers just looking at a cap rate thinking something is a good deal.

Second, those who have managed to eventually get back to me send a pay structure that seems like they benefit from tenant turnover and put fees on different aspects of the property management.

I am yet to get one though, but I am eager to get my first and be there every step of the way so eventually I can be the head honcho aka the sponsor of these deals.I am getting a bunch of leads every week, through brokers, lenders, PM's, etc but mainly through brokers.

Wanted a property that we could visit as a family and build on eventually and still cash flow in the meantime How did you find this deal and how did you negotiate it?

I think with those strengths I could eventually work on AirBNB's that would create an experience for others who would stay.
