At a $700k valuation and San Antonio's 55.827 mill rate, you're looking at ~$3250/month in property taxes.Management is 8-10%, not 1%.$150/month for insurance sounds low.What about the water bill?

San Diego historical ROI is near the top in the nation for this century and both locations that are above it have rent control and San Diego does not.

Wingfield I am not too familiar with this concept, however, I know that my area (San Diego) is supposed to benefit from this.

I suspect you guys are comparing someone buying a house for appreciation in San Francisco to someone buying something just to rent out in Detroit.

My ultimate goal is to start my own company in San Antonio investing in real estate.

We are located in Austin TX which is pretty close to San Marcos TX (both college towns) so it's common to have someone sign a lease guarantee form which makes them liable to pay the rent if the tenant can't for any reason.
