I recall looking at boats with a buddy and the ones that made a journey across the ocean or during a storm were the ones considered sea worthy, not so much the newer boats as they had not yet been tested.

im 33 as well....1 foot in HR and 1 Foot in real estate........I take HR contract jobs for a few months until this real estate thing is full time for me........I partnered on a flip and looks like wholesaling is taking off this month/year so far.......im in the same boat as you by tryna make this a full time thing.....and im in Indy too

I think you might be in the same boat, which is probably a sign of being an overachiever.Focus on getting a house hack going (that’s what I’m currently doing) because theoretically that should be an appreciating property where you can gain equity.Then learn about and move on to new properties and strategies!
