I'm interested in possibly long distance investing in Ohio, Tennessee, Texas, and Oklahoma as well as Orange County, CA and right here in Placer County.  

I currently own a rental property (Own-Your-Own Condo in Orange County) that is paid off ($750K ARV) and rents for $2,800 per month.

It opened my eyes to possibilities, and because of taking action on what the book talks about, I have made relationships and partnerships that are proving fruitful. 

Keep in mind, Orange County Florida (all of Orlando) is NOT short term rental-friendly, so if you buy in Orlando, renting it out for a vacation rental is off the table.

I'm in Newport Beach now, but am looking at places in Tustin and orange.

The deals happen so quickly calling the cops may not be as fruitful unless they were able to search the house.

We researched and found that 5K would allow movers to pack all their stuff in boxes and move them down to Orange County. 

This is in the Palm Springs area and it is a desirable place to live so even if she left, I know tenants are not hard to come by.All of my deals have been "low hanging fruit" wholesale deals with equity cause this is who I have been direct marketing to but now running ads this is my first lead that is not so clean.Is a seller financing situation the best case with a down payment of the balances owed being worked out?

Its an unfortunate mix of apples and oranges (with a couple of grapes thrown in).
