Make sure you get a copy of the lease to ensure that the lease can be transferred to you after the sale (assuming you proceed with the deal).I hope I'm not bursting your enthusiasm, but unless you can get a better purchase price for this one, walk away.

Based on where the properties I have purchased are located (PA) I would be required to pay a significant transfer tax to move them into the LLC at this point.

I won't need the LLC anymore, and it seems to me the LLC would offer the buyer the following benefits:- Seemless transfer from the standpoint of the tenants.

I could see this complicating things at closing as the buyer would be presenting cash to the seller, the seller than transfers the title to the buyer.

Department of Education “have forced us to cease” operations.ITT was hit hard Aug. 25 by the education department’s mandate, which was made after ITT fell out of compliance with its accreditor’s standards and “put its students and millions of dollars in taxpayer-funded federal student aid at risk,” the department said.ITT last year received 79 percent of its cash receipts from the federal student loan program.The department also placed several other sanctions on ITT, including a freeze on executive compensation and an order that it increase its surety funds from $94.4 million to $247.3 million within the next 30 days.The company said Tuesday that it “exhausted the exploration of alternatives,” which included transferring the schools to a non-profit or public institution."

. -  I wish I had the 100k in my account but will certainly try and mention the owner financing option (20k down, and 1k/ month, transfer deed to my name, and take over and sell property for profit and pay off owner after sale) and see what the seller says.
