If one of my plans was going to make my life partner uncomfortable, I would have to give serious consideration to not doing it, whether or not I think I'm right -- after trying to persuade them of the merits of my plan.Some points others make may be valid points and while you may not abandon your goal, they may be worth factoring in.  

I manage 11 properties for my parents and I'm not uncomfortable with the idea.

I am new to talking to sellers and negotiating a price reduction so it becomes really uncomfortable trying to work with someone asking 150% or more above MP.  

However, I am able to routinely get around typical asset protection plans such as Trusts and LLCs.

I routinely check each house I buy at inspection.

If you add up the true cost - purchase price; 30 years of insurance, taxes, and routine maintenance; major improvements; etc. - and compare it to the true value - what you could sell it for less the exorbitant costs of actually selling it - it is, at best, a crummy savings account.
