Not having much luck with Craiglist

Hello folks,

I am heavily using CL to find my first deal. What I have encountered so far is a multitude of sellers trying to sell not only above market price but insanely over.

I am new to talking to sellers and negotiating a price reduction so it becomes really uncomfortable trying to work with someone asking 150% or more above MP.  I understand these are not "motivated sellers" and that I should move on  but it is still intriguing to me if there are ways to engineer a deal out of it, plus that seems to be the case for every single seller in CL!

How do you analyze CL deals? How do you choose which one to pursue and what sellers are worth talking to from the ad?? Is it worth it to invest time and effort talking to someone selling for so much above MP? Any tips on how you normally bring those sellers to the table?

Thank you in advance and Happy Investing!

The deals to be found on craigslist are found within a few hours of them posting. After a day the person has been bombarded with calls/emails and is likely sold. You have to keep on top of it and check it every 30 min or less. Anyone asking market or above just ignore them until it has been posted for 45+ days. It's not worth wasting your time chasing an overpriced property. Look for FSBO's on zillow as well. We got two from there last year way under market and I just looked at a house that was about $20K under market on craigslist yesterday. It all takes time and experience.
