@Martin Perez  Fairly straight forward as I've done a number of buy and holds over the years.

It's straightforward and simple.

I prefer my clients get straightforward 20% down conventional if house can pass appraisal (I'm amazed at what condition passes appraisal with a 20% down conventional loan versus an FHA or VA appraisal), so they don't have the accountability to the lender after purchase, can do most of the work themselves or choose their own contractors as needed, especially as many items can  be financed later. 

We have found it important to be very straight forward with agents when making a ton of offers that this is a numbers game and that having a solid system is everything.

I’ve gone through the process myself here in Baltimore County without the use of a lawyer and found it pretty straightforward but again I’m sure it varies.I respectfully disagree with anyone who says forget about it and move on.

That being said, some of my other investor friends use a very straightforward "business" looking letter and have gotten good feedback from those respondents saying it felt very professional (not that mine didn't).

Tell the tenant in a pleasant straightforward manner, "I will not do anything to the flooring because it is in good physical shape."
