Judgement against Bad Tenants

Hello Bigger Pockets Family,

I wanted to see what the process was to place a judgement on a previous tenant that left owing money and also left the apartment completely trashed. I would appreciate the help.

@Jon K. I agree 100%. We should never allow criminals to get off scott free. Every tenant owing money to landlords should be taken to court. We should always file with Small Claims Court. The cost and effort is minimal and places a significant restraint on them  that will impede their lives in the future.

Throwing up your hands and adopting a defeatist attitude is why there so many tenants out there   taking advantage of landlords. We are the weak link.
