My rentals are much nicer than the average rental and they are priced slightly under market which means I typically get 50+ calls in the first 5 days whenever I list a property for rent.

Our MLS syndicates with about every online site--sometimes I'll list a property, and within 10 seconds of the final 'enter' button hit, I'll get an email from Zillow.Social media, IMO is more for self-promotion rather than promoting a specific listing.Lastly, if the property is priced right, you won't have to worry about marketing it for long.

The more experienced groups will list a property and direct you back to their website with some sort of form to sign up on their list.

They are looking at properties that have appreciated 15-20% in less than one year, and they are struggling to make sense of buying things above list, as is, with deferred maintenance.
