On the flip side the clients I fund in my land deals are doing very very well in the foothill subdivision 50 miles or so west of the springs.. but thats the land game buy low sell high.. cant wholesale that stuff it needs to go on MLS to marketed and turn around time is generally 90 to 180 days but nice margins for my clients ..

If I could rewind 7 years, I would’ve personally scooped up another property near downtown...prices were more forgiving back then.All that said, I’m curious..if you were getting back in the game today, would a condo with strong amenities but an unpredictable HOA top your list, or are you eyeing single-families for that full control?

You aren't going to find a legitimate property management company who will have someone sign off on this radical new law.I've had several property management company owners reach out to me about this law, not one of them is going to comply with it.

I currently am working on a project and have a ppm my lawyer is finalizing a few things on and have a few ideas on how to raise but wanted to reach out to hear from other investors that do have more experience in this area. 

In addition- if it's not working and the tenant takes legal action, the judge certainly isn't going to be on your side when you tell them a flooring contractor said it was warm in the house.This game is all about mitigating your risk by being proactive.
