Look for an experienced operator to partner with. They're going to want a large portion of the GP, but they will be able to bring the capital and experience to the deal.

Webinars about the project can bring people to see what you are offering. That is a great way to get visibility. You could also bring on a business partner that specializes in sales/marketing to lead that side of the business

Thank you very much for this reply. This would be my first syndication on my own. I grew up in the real estate industry watching my father raise money with a PPM for large multifamily value add projects and a developments. I personally do have experience with renovations, and being a landlord and have done a few flips some went well and some did not and I have learned some valuable lessons along the way. I currently am working on a project and have a ppm my lawyer is finalizing a few things on and have a few ideas on how to raise but wanted to reach out to hear from other investors that do have more experience in this area.

Legally you cannot hire someone specifically for capital raising unless they are licensed through FINRA. There is a "sponsor exemption" but that only allows an unlicensed person to raise money but it cannot be more than 50% of their duties and the pay they receive cannot be based on how much they raised. If you have never raised $, a family office will be off the table as they typically want the company to ahve atleast $50-$100M in assets. You could get a broker dealer but expect to pay 5-10% in commissions for every dollar raised. Many will also require a third party due diligence report from a company like Mick Law or factright (which they run around $30-$50k). Have you raised money prior? What is your prior experience? When you are getting into raising big dollars from sophisticated investors they are going to want to see a track record and a well thought out and detailed business plan.

Do any of you know where an investor can find a capital raiser or any similar title for a development project with a PPM in the beginning stages?
