The most important seems to be having a permanent job in Germany (unbefristeter Arbeitsvertrag) the payment was on time and payed via bank(not in hand)The max monthly payment could be somewhere around 30 % of your take home.For a classic real estate financing @Christoph Heim explained very well, I was able to get a loan for 105 %  of the purchase price and I had to cover some of the closing costs (another 7 % for my case).
