What are some marketing techniques do you use or love the most? Also do you think having a website is very beneficial, if so, what do you use?

@Giovanni Cardenas sounds like your off to the right start. Outside of this I would say to find a mentor...whether that be a coach, a knowledgeable broker/agent, a team leader, etc. Someone you can depend on to help you learn the ropes...you don't get the knowledge needed through the licensing course/exam. And lastly, this is a business not a job...if you treat it like a job you will likely fail. You have to prioritize your daily tasks to the money making activities; lead generation, lead follow-up, and appointments. Basically everything else is not a money making activity it is just a result or the "service side".
