Hello Fellow Investors,It seems a lot of Investors are saying they are satisfied with having the Title co. take care of uncovering all liens; but, I understand a Title company will not guarantee liens that surface after Closing, and that they will only insure liens that become public record before Closing.

Until recently the technology did not exist for lenders to easily uncover deed transfers.  

I feel like I'm flying blind on screening the immigrants who may have similar financial issues that I can't uncover.

But would still love to know what you uncovered that made you think they aren’t legit. 

For me purchasing a home inspection to uncover potential issues has been well worth the few hundred dollar investment.

However, I am hopeful that I will continue to learn and uncover solutions as I go.

I can only imagine there are a lot of hidden gems waiting to be uncovered.

A good HI will uncover most thing wrong with the property and refer you to specialists for those things they don't know about.
