Get some painters caulk to cover up that area, and paint over it.

The painters do more than an hour of work and make the p,ace look pretty new.Thanks for the feedback I just have to get a better understanding of wear and tear expectations.

LL attempts to self manage then gets stuck with a bad tenant (because they don't even know what to screen for), get's stuck with an eviction (which they don't know the process of) then has to fix up the unit (which they sometimes attempt to DIY or don't know a contractor/painter/plumber etc).Now take in the scaling portion.

For example, the people who did my flooring have referred painters and they in turn have referred HVAC companies, handymen, etc. 

I hang out at the Menard's/Home Depot parking lot early in the morning and hire the guys that show up early to buy materials for their jobs (I found my plumber, painter, electrician).2.
