. - Once in a formal partnership, you will need to change your day-to-day business procedures, such as banking, paying expenses, reimbursements, bookkeeping etc. - Buying new properties under a new LLC/partnership name may be more difficult than what you used to do.

In the book "Keep It - Advanced Tax Strategies for IRAs" by Joe Luby (I highly recommend this book) you can have your LLC appraised for an "adjusted valuation" that takes this into account.

Someone I know of, but have never meet, Ionly know from one radio recorded interview, on she does Rentals inWash. state, as the book-keeper of them with her husband does much of the physical aspects of them; her name is Michele Fischer.

And...you had better start believing that a lot of real estate investors lose money and many investors' egos cause them to inflate their profits even when their profits are negative.I will sit on my investment cash until the end of time when the risk-to-reward ration is not highly favorable.Overall, I will partner with someone like my woman friend who is super passive and since the day she invested in 2001 she never asked me one question about the book keeping, never visited one property and never asked one question about more than $2.5 million worth of remodeling that was done to the 3 buildings.

The management hours are minimal, about 1.5 hours per month per property for the bookkeeping, scheduling repairs, etc.
