.-- I have some skills in remodeling/construction and some vacation time I could take to do more major repairs/upgrade/etc.The main goal I'm looking for advice is how to go from being a single family house hacker to owning a commercial real estate space that I could art studio hack (share loan payments with other tenants that I manage) to use as a shared art / video /dance studio? 

I also note upgrades and leaks on the days I find them/ or install changes.  

Recent upgrades include HVAC, and garage door replacement.Looking for agent referral who can bring offers.

A typical project would involve a facade replacement, building mechanical overhaul or upgrade, vertical expansions, new or modernized elevators, restrooms and lobbies. 

Does anyone think the VIP upgrade to this event is worth it?

Current value is about $200,000 as is but if everything was upgraded comps are easy $350,000.

Bathroom and kitchen upgrades are almost always cash flow increases. 

The total cost of rehab for this project was just under $16,000. major rehab break down:-unfinished attic was broken into 2 large bedrooms - new attic window to meet egress-upgrade electrical -carpet second and third floor-laminate flooring kitchen/bathrooms-created a new bathroom on first floor.

As soon as we bought it, we did a few minor upgrades and replaced AC (unexpected expense).Within a year of being there she had our first kid and got pregnant again shortly after that.

I don't know if it would be cheaper to upgrade the unit, get a regular AC unit or just buy two more for the other bed rooms.
