Realized I'm late to the party here so maybe I can help @Jenna Hall in her decision.

An option period is a specific timeframe that both parties agree to in which the buyer can terminate the contract for any reason without risking their earnest money.

They were having trouble with their third party payment service before the current crisis but I wonder if the problems they are having now has something to do with them not handling customer payments properly (not putting in a sort of escrow account). 

I have a device that has 2 parts, one that plugs in at the outlet and the other part is used at the circuit panel to identify the circuit so circuit associated with outlet should be easy with only a single person.It has not worked significantly more than it has worked.  

It never made sense to me that people buy rentals and immediately hire out the most important factor of its success (the management) to a 3rd party who likely takes 10% plus other fees.  

No political party will let that happen.

I think the licensing part is pretty easy. 

I use a binding arbitration clause with each party to bear their own costs.  

The lender is going to be your best friend for this part, I know of some great ones!
