It's a decent tool, but as Greg mentioned, I'd definitely plan for a worst case scenario and make sure it cash flows at the highest interest rate juuuust in case. 

I would read up on the risks before collecting rent with those tools.

I believe local investors, agents, lenders, property managers, and contractors all have valuable insights, especially for someone brand new to Real Estate like my self.

You could use tools like Airdna and Pricelabs, filter for 30 min listings, and see what it tells you.
