Chances are, the living arrangements and property use is not as it was supposed to be.If the money is good, set a lease with extra provisions for the dope house cleanup when the tenant leaves.You can't charge for the plants, but you can charge for uncommon use of the property.

I did speak to an attorney and she also stated that Dallas county is tenant friendly similar to Chicago, it's not uncommon for judges to change court dates at last min and give tenants unnecessary leeway.

There are some extended form policies that might cover a future forged deed, but they cost extra and since title fraud (not theft since you can't lose title based on a forged deed) is uncommon, they're not issued frequently.
