Cash is tight, stop waiting for it to loosen while you could be collecting SOMETHING instead of NOTHING.  

A loosening of the 4(a)(6) rules or concurrent rules allowing for non-accredited friends and family money would be a HUGE deal.

IMHO, people sometimes use this as a grab bar, and over time cause the loosening.

Whether or not he 'chills out' and loosens the reins when he achieves that goal, or continues to consolidate his power, remains to be seen.

Financing means traditional bank local or majors with the uptick in this type of construction maybe it has loosened. 

That was with 800+ credit, incredibly low debt/income ratios, high equity etc.It may have loosened up over the last 2-3 years, but I found condos to be incredibly difficult to finance.Lastly, since this is your first purchase, you should confirm that the HOA will allow you to rent out your condo. 

Restrictions have since loosened but the jury is out on what effect it will have.
