1st deal is on its way

Im closing on my first deal in about 2 weeks. I purchased a HUD condo for 32,500. Should rent for about 1150-1200 a month. After rehab value should be right around 65k. The property needs minimal rehab. I'm paying cash for the property.

From what I have been reading, it seems my best route should be the brrr method. I want to jump into another property as soon as this one is rented. I have some additional capital to start a second project right away.

Any advice on getting money out of the properties quickly? I want to keep things moving along, and not get stuck with my money tied up for too long.
