Dan:If you are absolutely certain you have a good prospect, save the foundation issue, then spend a few hundred dollars to have a structural engineer and foundation specialist assess the integrity of the structure, formulate a corrective plan and provide a budget cost estimate (add a buffer to these numbers).If it still looks like something profitable, and with which you are comfortable, afterwards then why not proceed.However, if this is your first dance with a structurally compromised structure, be very conservative in your analysis as there could be many "oh ooh" moments above the foundation.

However, as the market picks up, Sellers are less likely to sign deals like that so what I have found, as an investor, is to move forward by finding some off-market properties or start formulating some relationhips with the bankers who head up the division of the special assets. 

Before I take that step I'm joining the local REIAs and want to learn as much as I can and formulate a general plan.

I have formulated my business structure; plan. i barely have enough though to cover living costs.

I will continue with my homework to formulate a business plan, keep an eye out for rehabs, and discounted properties. 

I would recommend taking the time to formulate a solid business plan and list of goals you want to accomplish in both the short-term and long-term.
