WHAT ARE MY ALTERNATIVES
1503 8th Street Firebaugh, Ca 93622
Has baen abandoned for more than 4 years. Google street view till this day has dealership operating. Seller needs to sell. But desguises his motive.
This is propertie i &ad my eyes on 2 years before the sale. Baen operating for more than 20 years. one of the first lands i want to buy to revitaliZe city. Sells for 1.3; I could possiblie buy this for 600,000. But i would need funding. 2 investors i know would probably bring in 100,000 each. Im well familiar with building material price sq ft. replacing propertie to hire and best use. shopping center.
Heres what i see: 10; 1,000 sq ft retail leases @ 1,000 dollars a month. For 10 years. 1 centered anchor.
i read stories of cities in texas who crowdfund retail purchases inclusive of non accrediteded people; toward revitaliZing cities. I visited some brokers, attornies: given me quotes; but no guarantees they said 5, 10, 20, 50, 100, i havent heard anything more than 150,000. To make my crowdfunding available for non accreditors.
Heres a deeper truth about me though. I have put large deals together out of my real estate sales career. Comparing apples to apples. Million dollar to million dollar. I clash them. I get my commission. Out of fast necessities; really. But my focus is targeting larger audiences. I love volume because i love people. i wont run for politician but i believe ill be more success in real estate crowdfunding. I have formulated my business structure; plan. i barely have enough though to cover living costs. Any suggesstioms. Ill work for anybody free if your a broker or contractor. Or own crowdfunding firm which allowd non accredited investors.
