Possible Strategy - Negotiating with Credit Union

Does anyone have any experience with using credit unions for blanket loans?

Here in Pittsburgh, there are many, many, many credit unions ... but none of them seem to be interested in investment business.  I'd very much like to have mortgage loans through an institution.  My current long-term interest rates are much higher than I would like, even though my rental portfolio does support the higher payment.

What I'm considering is:
Putting together a financials packet showing the potential for the credit union to realize excellent return on their money.  I'm not used to framing it in this way, I usually produce financial reports from the perspective of a buyer or seller.

I'm interested in any and all feedback, I'm only just beginning to formulate a plan.
