I need to replace several flush mount fixtures in a duplex and I'm curious if anyone is having any luck using integrated LED fixtures without replaceable bulbs in their rentals.

@Patrick Philip,Well, banks are "flush with cash" these days, but no, they do not have unlimited funds.Also, when banks lend, they impose certain restrictions on the loans, the borrower, the collateral, the terms of the loan, etc. so the note can be sold in the secondary market or be insured by government-sponsored agencies like Fannie Mae, Freddie Mac, etc.Private lenders ("OPM") typically don't write loans to sell them, and typically are interested in the deal rather than the borrower's details.Using OPM down usually means putting some kind of partnership, joint venture, etc. together so the source of the down payment is less of an issue or a non-issue to  the lender(s).Dunno if that helps...

@Jd Martin @Brent Coombs  I always knew when the Guru's had come through PDX.my agents would come running to me about this big time investor that was going to buy 5 props a month.I would tell them to invite them to lunch ( my treat)  I did this to size them up.. 99%  No Money no skills and just looking to abuse my poor agents.. did I feel bad when I flushed them out and put them in their place at lunch ...

If you uncover that answer, it may shed some light on the investment (maybe it's good info and it satisfies my skeptical approach)I have found the biggest three seller motivations (with landlords) are:1) Tenants are subpar and current owner is tired of managing (in this, you're inheriting headaches, eviction, and much higher repair costs than you expect). 2)  An estate took over and just wants to get it gone (in which case there is probably a back balance owed that needs to be flushed out along with a general lack of property knowledge). 3)  My personal favorite: the Owner bought via tax sale deed (and therefore does not want to be a landlord, just wants his investment + reasonable return).If everything checks out, it sounds like a great deal bud.

Endless hot water and they last 20+ years if you flush them with vinegar once a year.
