wholesaler question to all buyers

Hello all! I've spoken to 2 different homeowners (one Single family and one condo) who are interested in selling to cash buyers but their asking price is WAY too high. If I am able to bring down both or either price to below market value (but less than 20% below) , is it worth going into contract with if an investor won't make a large return?

Need more details? 

Condo: 577sqft in Flushing NY. Asking price $490K... My numbers show me its worth $390-$415K

SFR: 3150sqft in Bayside NY. Asking price $1.2M... My numbers show me its worth $850K

I'm open to ALL advice!
