well  before you work with Jack you should treat him like a tenant..pull a credit report and run him through a criminal and general background check.if he balks you have your answer.it always amazes me that folks will jump into these large partnerships with a ton of risk and not even do the basic background on the partner.but rent some 12 dollar an hour person your rental and you would never do it without doing the above.now most folks will jump on here and say brilliant things like RUN  LOLbut lets be pragmatic here and just check the guy out first.. then when you have that info.. go from there.Also be careful on how you deal with the bank you don't want to put in a fraudulent application..

But it's still a wonderful "house hack" and a brilliant way to invest!

I'm familiar with putting contingencies on contracts, I have no idea why it didn't occur to me to make the 1031 a contingency, that's pretty brilliant.

Hey @Luis Marcelino, definitely touch base with @Shawn Washington as he's a brilliant guy and tremendous asset to have on your team.

I know this isn't a increasing question persay but certainly might require that brilliant outside the box thinking I know you all possess.

Also, I recently learned Apple Pay will allow instant transfers of money - free if the sender is using a bank account, and if they use a credit card, THEY pay the transaction fee (brilliant!).  

Needs boiler system, has a newer roof, and cosmedicly, it's brilliant!
