Also, phoenix is great because the city is looking to kickstart free grant money for multi family properties in the next few months to renovate (up to 25k per unit), i was just on a zoom call discussing it with them before Christmas. 

Currently Iam working on 2 loans from 2 different banks (done with valuation, appraisail, waiting to sign some papers before I go for christmas leave…for both banks, disbursement to take place after New Year)

My assumption is $0 rent those months other than a holiday week like Thanksgiving Christmas and Easter, where the projections are showing thousands per month.As a frequent traveler to the area, I cannot imagine much rent revenue in Jan, Feb, March, April, Nov, Dec. 

So, that’s a plus that I’m not a complete stranger but none the less still a stranger (I’ve never met the owner but met his property manager when I was home for Christmas last year)
