We reach several verbal agreements, but they never return a signed AOS with those terms or submit counter offers. 

Ao a 1031 is the answer.

If you cant make a deal w the squatter within a certain time you can terminate the aos. 

For partnerships, I always suggest an operating agreement (AO), and that should line out the things that each person is doing and the profits shared and more!

You have no idea what went on during the remodel, there are so many ways to cut corners and so many thing s that a do-it-yourselfer does not even know.It used to be (in my AO) that non-permitted work was only valued at 50% of permitted work.

Currently I am trying to determine what calculator I should use to figure out if a deal is worth it.Best,AO

The AO could have inherited the property, maybe a 2nd home, or a landlord.  

I do not want to send them the same type of letter as my AO letters but can not decide on how i should approach them in the letter.

We have a verbal AOS with the seller but they need final approval from the bankruptcy court.
