I send direct mail (postcards and yellow letters), I network with wholesalers and other investors at REIA club meetings and I scour the MLS daily. 

The problem is that most yellow letters make misleading claims.

Until then, going to start working on the next group of yellow letters.

I will also get a list of absentee owners from listsource in order to mail some yellow letters.

@James Wise I literally almost have that map memorized to the point I can look on the map and tell you what should be red, yellow, light green or green.

I used an ugly yellow postcard 4" x 5.5" glossy front, same message both sides, sent with a regular postcard stamp (not bulk !!) 

He was not getting much interest until I took over his listing and spruced it up with pictures showcasing the best of his land, plus writing a very appealing write-up vividly describing all of the pluses of his land, and showcasing his proximity to many local stores and businesses.

Maybe one red and one yellow.

I use a whiteboard and good old fashion yellow sticky notes.I've managed over 1,000 Assets in my System.
