Unique ways to find flip properties?
How are you finding good deals to rehab or flip? Specifically, what creative ways have you found to find the best deals?
Of course I watch what's on the market, get wholesaler emails, and try to keep my eyes open. But it seems like everything I see is trying to leave none or very skinny margins.
Anyone knocking local doors? Targeting specific addresses? Other places to find deals or sellers?

I just picked up a flip in North Phoenix AZ w/pool by sending out postcards. Yep. UGLY Postcards. I'll include a picture below. What's interesting is it has an ARV of $775,000 and I'd wholesale for $690k. It needs painting on the interior, ceiling fans and lots of dumpsters. I haven't decided to flip it or wholesale but it's a light rehab. I have a property in East Mesa and one in Mid Mesa I'm likely to pick up in the next week. I turned down the one in Gold Canyon. I don't like driving that far.
Do Postcards always work? No!. The Nice Postcards don't work. I sent out 5,000 Nice Postcards and got zero calls.(Yikes!) It has to stand out and I choose UGLY to make it stand out. ;-) and your List Matters.
So, here is how it went for the N. Phoenix one, I got a list of probates, sent out 500 postcards. I used an ugly yellow postcard 4" x 5.5" glossy front, same message both sides, sent with a regular postcard stamp (not bulk !!) I like the control of targeting specific groups and sending when I want to. So, .05 per card and .45 per stamp = .50 each or about $250 for 500 postcards sent.
I bought 10,000 post cards for $500 at Vista Print for a card I designed. I used Avery 8660 labels. Same message both sides.
The owner got the card, went to my website, put in the address and I got an automatic email with their info. I called and got the ball rolling.
It can be probates, tired landlords, vacation homes, foreclosures, tax properties, etc.
I focus on low equity since I buy using Subject To, Wraps, Owner Financing called "creative financing" but you don't have to.
