I would be very suspicious of people like Dillard Stone with 4 post who encourage people to join Lifestyles.  

That does sound suspicious.

I always feel suspicious too but I have never caught anyone in a lie.Just FYI it is also typical for them to not negotiate with you until you submit your highest and best.The best deal I have ever seen sell on MLS had multiple offers, and it was still a steal after it sold...so there's that.

I have never heard of that in my life and I personally think it sounds really suspicious!

Realtors here seem very suspicious.

AS for the bank, if they see you changed your insurance to a landlord policy, they may get suspicious, they may not.

.- Be suspicious of any "miscellaneous" expenses.- If payroll is significantly below $1000/unit, are they paying staff out of another property or some other company?

But I agree too low can be suspicious.

Now I'm really suspicious.

I noticed the 25k rehab, for a 130 house which makes me a bit suspicious in the numbers, we may have done two rehabs out of a couple hundred  rehabs with  25k in renovation.
