The ones who are not really managing things smoothly don’t have as much bandwidth?

I was hoping you guys can chime in on possible reno costs to help explain and make an accurate initial offer (doing my best to get a contractor in), how to make this smooth for him while he’s here, and any other ways to put him at ease to lock this up.

Also looking for advice on finding a new place and what we would be able to do with bridge loans heloc ect to make it a smooth transition.

Unsure of the legal expectations of the easement and what you are or are not entitled to, but I would try to work amicably with the owner since it will probably come up again in the future, whatever happens, I would send him a thank you card and a little present when it is all over to smooth over the next issues for when it arises.Just how I would handle it.

Hey @Matt Millard I looked at the mobile home site, but wasn't sure how much time it would need to maintain and keep running smoothly ?

At this point it runs smoothly with the current owner only putting in 5-10 hours a week so I can still focus on real estate investing, and use the profit for downs on SFR or multi-family housing.

I would encourage you to chug along and you will continue to tackle more and get to zone for smooth sailing soon...

Many times new tenants already have appliances and it makes this transition smooth as well.

I am looking to find out any of the quirks of buying foreclosures and what I should watch out for and do to make the process go as smoothly as possible.
