New Orleans homeowner seeking seller agent and advice

Hello forum, 

Bought a converted double in  New Orleans Holy Cross neighborhood six years ago, have over 100k in equity but we are wanting to probably sell and not rent out and buy a place near city park area. House needs some repairs and cosmetic work and have no experience with that so looking for a sellers agent to help with what will bring us the best return. Also looking for advice on finding a new place and what we would be able to do with bridge loans heloc ect to make it a smooth transition. Also wanting to be able to have some set aside to find a small multi family for an investment property to build wealth for our new little one and begin building a portfolio for childs future. Thank you
