This is the 7 step process I use when handling tenant disputes: 1) Open Communication: Contact your tenant in a friendly tone, acknowledging their positive qualities as a tenant.2) Explain the Issue: Describe the problem with the unpaid electricity bill and its impact on your credit score.3) Propose a Solution: Suggest sharing the prorated amount for the period when they were in the property as a fair resolution.4) Highlight Timely Communication: Emphasize the importance of promptly informing each other about such matters in the future.5) Reiterate Appreciation: Remind them of your appreciation for their positive contributions to the property.6) Listen to Their Perspective: Be open to hearing their side of the story.7) Document the Agreement: If an agreement is reached, document it in writing for clarity.

Also, your inspection period is usually followed by a 'resolution period' for this exact thing.

If no OA existed, the title company would require an LLC certificate identifying all members and signed by all members, plus all members would need to sign the deed unless one member was specifically authorized by resolution to do so.

In any of the LLC's you can create a resolution as to who can sign documents.

Just got word from my lender that apparently when the appraiser came, not all the renovations was done yet and the appraiser has to come back, for an additional fee of course, even though we already rescheduled precisely because of this issue already.Haven't gotten any word back from Bridge themselves if there will be any resolution to this issue, but it's literally only been ~ 20 minutes since this issue has been bought to my attention so I'm holding out hope they'll cover any additional fees.

I also messaged you that even though the language you have in your Op Agreement spells out that one can act alone, these lenders are likely wanting to have all members sign because they are wanting to use the credit/obligations from each as individuals, rather than that of the entity--but that's something to confirm/clarify with the lenders.There's also another option of putting together a type of "corp resolution" which reiterates that all members are granting one individual the unilateral power to conduct business and enter the entity into loans.
